Zenith publishes a starting price for every service rather than quoting ranges, and those starting prices sit below the going rate for the Chicago western suburbs. Sweeping, inspection, gas fireplace service and vent cleaning are fixed starting figures. Repair work — tuckpointing, crowns, relining — shows a starting figure for scale but is quoted only after an inspection.

What changes the price
Access. A tall stack on a steep pitch needs proper roof access rather than a ladder. That is time, and it is the single biggest variable.
How many flues. Older houses often have two or three in one stack. They are separate systems, but we price a multi-flue visit sensibly rather than simply multiplying.
Condition. Glazed creosote cannot be brushed out. It needs a rotary head and sometimes chemical treatment first, and that takes longer than a standard sweep.
Size and materials. A custom multi-flue cap has to be fabricated. Historic masonry needs a soft lime-based mortar rather than a modern mix.
What does not change the price: the day of the week, how far into our service area you are, or whether you call in October rather than March.

Questions about pricing
Why do you publish prices when most companies will not?
Because the alternative is asking people to book a visit with no idea what it costs. Publishing a starting price and being clear about what moves it is more useful than a range that means nothing.
Is the starting price the price I will pay?
For a straightforward single-flue sweep or a vent clean, usually yes. Access, multiple flues and condition are what move it, and we tell you before we start.
Do you charge extra for weekends?
No. Seven days a week at the same rate.
Do you charge more for towns further from Geneva?
No. Same prices across the whole fifteen-town service area.
Why is repair work not a fixed price?
Because masonry cannot be priced from a description. A cracked crown might need a coating or a full recast, and the difference is significant. We inspect, photograph and then quote.
Do I pay for the inspection if I then book the repair?
Ask when you book and we will tell you exactly how it works for the job in question. The inspection report and photographs are yours regardless.
