Wheaton houses commonly have more than one fireplace and more than one flue, which produces the most frequent misunderstanding we deal with: “the chimney was swept two years ago” usually means one flue was swept and the others were not. The lightly-used upstairs fireplace is often in worse condition than the main one, because short cool fires condense more heavily on a flue that never warms up.

Big old houses, several fireplaces each
Wheaton has a substantial stock of large, well-kept older homes — the streets around the historic centre, near Wheaton College and out towards Cantigny Park in particular. From a chimney standpoint the defining feature is that these houses frequently have more than one fireplace, and often more than one chimney.
That produces the most common misunderstanding we deal with here. A homeowner tells us the chimney was swept two years ago. What was actually swept was one flue. The second fireplace — the one in the study or the primary bedroom that gets used twice a winter — has not been touched, and neither has the furnace flue.
Why the lightly-used fireplace is often dirtier
Creosote forms when smoke cools and condenses on the flue wall, so the variable that matters is how cold that wall is while smoke passes it.
A regularly used fireplace burning hot warms the whole flue and keeps it warm; smoke rises fast, exits, and condenses relatively little. A fireplace lit six times a season starts from stone cold every single time, runs for two or three hours, and never gets the masonry above condensation temperature. Every one of those fires deposits disproportionately.
Upstairs fireplaces compound it — a shorter flue above them means less draft, so gases move more slowly. Low usage is not the same as low buildup.
Well-maintained houses with one blind spot
Wheaton homes are, on average, better maintained than most in our area. Roofs get replaced, windows get upgraded, masonry gets attention. The blind spot is almost always the crown and the flashing, because both are on top of the chimney where nobody looks and neither is part of a normal roofing job.
In fact, a recent roof replacement is one of the more reliable predictors of a chimney leak here. If the roofer reused old flashing, or ran a bead of roofing tar around the joint instead of installing proper step and counter flashing, it looks fine for a couple of years and then quietly fails. Two layers. Step flashing woven in with the shingle courses, and counter flashing whose top edge sits in a groove cut in the mortar and folds down over it. Tar is not flashing.
Is a Level 2 inspection worth it before selling?
In Wheaton, yes. Buyers here routinely have their own inspector, and a documented report with photographs prevents the negotiation stalling.
