Elgin has the oldest housing stock in our service area, and with it the highest concentration of unlined and clay-lined flues. Lining simply was not standard practice when much of the city was built. An unlined flue that is in use has combustion gases in direct contact with mortar joints, and over decades those joints erode — which is a clearance problem invisible from inside the house and exactly what a camera inspection is for.

Elgin has genuinely old chimneys
Elgin has some of the most interesting housing stock in the Fox Valley and, from a chimney point of view, some of the most demanding. The historic districts contain substantial Victorian-era homes — multiple fireplaces, tall brick stacks, several flues sharing one chimney. Around them sit dense older neighbourhoods from the watch-factory era, much of it brick, much of it built before flue lining was standard.
Three things follow. First, multiple flues in a single stack are normal here, and it is very common to find that only one has ever been swept. Second, unlined and clay-lined flues are widespread; clay handles heat well but cracks under thermal shock, and after a century of cycling many are no longer a sealed passage. Third, historic mortar is soft lime, and pointing it with modern hard mortar causes the brick to spall — a repair that makes things permanently worse.
What an unlined chimney actually means
The liner is the inner sleeve that carries smoke and combustion gases out. It contains heat so the surrounding masonry and any nearby framing never reaches ignition temperature, it protects brickwork from acidic combustion byproducts, and it gives the system a correctly sized passage so it drafts properly.
An unlined flue that is genuinely not in use is a weather and animal problem rather than a fire risk — it still needs a cap. An unlined flue that is in use is different: gases are in direct contact with mortar joints, and where erosion opens a path toward framing you have a real clearance problem that cannot be seen from inside the house.
The realistic fix is a stainless liner fed down the existing flue and insulated, sized to the appliance. The masonry stays where it is. See chimney relining.
Closed-off fireplaces and converted buildings
Elgin has a lot of fireplaces that were bricked up, boarded over or fitted with a gas insert decades ago, and a lot of larger buildings converted to apartments and condominiums. Both create the same blind spot: a flue that is still there, still open to the weather at the top, and no longer connected to anyone who thinks about it.
Converted buildings deserve particular care. When a building is subdivided, appliances get moved and re-vented, and working out which appliance vents into which flue genuinely requires a camera. A shared or mis-connected flue in a multi-unit building is a carbon monoxide question, not a housekeeping one.

Chimney questions from Elgin
My Elgin house has three flues in one chimney. Is that normal?
Very. Older Elgin homes commonly have two fireplace flues and a furnace flue in a single stack. They are separate systems and each needs its own sweep and inspection.
The chimney is unlined. What are my options?
If it is going to be used, it needs a liner. A stainless liner can normally be installed down the existing flue without rebuilding the chimney, provided the masonry is sound.
Can I repoint a Victorian chimney with normal mortar?
No, and this matters. Historic masonry usually needs a soft lime-based mortar. A hard modern mix is stronger than the brick, so water gets trapped and the brick faces spall instead.
Our fireplace was bricked up years ago. Does it matter?
Worth one inspection. The flue above is almost certainly still open at the top, still taking rain and still attractive to nesting animals.
Do you work on converted apartment buildings?
Yes, with extra care. Subdivided buildings often have appliances re-vented over the years, and confirming which appliance uses which flue needs a camera.

A Level 2 inspection with a full camera scan, before closing. It turns an open-ended unknown into a documented, photographed list.

Do you sweep chimneys on rental property?
Yes. Rented property tends to go longer between sweeps, and a blocked flue in a tenanted house is a safety issue.
