Sugar Grove grew substantially in the two decades either side of 2000, and most of the chimneys we work on here are correspondingly modern. That sounds like good news and largely it is — but new chimneys have their own failure list, and it is not the one people expect.
Factory-built fireplaces and prefabricated metal chimneys do not fail from creosote nearly as often as they fail from neglect and weather. The typical Sugar Grove call is a fireplace that has been in the house for twenty years, used a handful of times, and never inspected. Meanwhile the metal chase cover on top has rusted, the cap has come loose, and water has been getting into the chase for years.
